Leaving California for Tennessee, in numbers and in miles
Tennessee does not tax wages. California's top marginal rate is 13.3 percent, and its State Disability Insurance contribution is now charged on each dollar of wages. Those two facts start most conversations, but they are the first line of a longer ledger: a different property tax structure, a different sales tax structure, different insurance risks, and a housing market where the median home costs a fraction of what a coastal California home does per square foot.
The sections below take those pieces one at a time, then cover the practical questions: how to break California residency cleanly, what the weather is actually like, which California-born names have opened here, which neighborhoods match which kind of housing, and how a purchase works when the buyer is two time zones away. Each worked example is labeled illustrative, and none of it is tax advice. A CPA who handles California exits should confirm the tax pieces before a decision rests on them.
The tax math, with a worked example
California's 13.3 percent is a stack, not a single rate. The 12.3 percent bracket is topped by a 1 percent Mental Health Services Tax on taxable income above $1 million. For joint filers on the 2025 schedule, the 12.3 percent bracket begins at $1,485,906 of taxable income, so the full 13.3 percent applies above that level. The 9.3 percent bracket starts at $145,448 of taxable income for joint filers, which is where a household earning $300,000 to $500,000 spends most of its marginal dollars. California's State Disability Insurance withholding is 1.3 percent in 2026 and, since January 1, 2024, has no wage cap.
| California | Tennessee | |
|---|---|---|
| State tax on wage income | 1% to 12.3%, plus 1% over $1M (13.3% top) | None |
| Disability insurance on wages | 1.3% in 2026, no wage cap | None |
| State tax on capital gains | Taxed as ordinary income, same rates | None |
| Tax on interest and dividends | Taxed as ordinary income | None (Hall tax repealed 2021) |
Illustrative example: a $400,000 household income
Assume a married couple filing jointly, all income from wages, and $400,000 of California taxable income after deductions. Applying the 2025 Franchise Tax Board joint schedule: $6,403.94 base tax on the first $145,448, plus 9.3 percent of the remaining $254,552, which is $23,673. California income tax comes to about $30,077. Add 1.3 percent SDI on $400,000 of wages, or $5,200, and the California state total is roughly $35,300 a year.
Tennessee's equivalent line is $0. This example ignores federal tax, the federal deduction for state taxes, credits and the 2026 bracket indexing, so the true figure will differ. It is arithmetic on published schedules, not a projection for any household.
One more point on the tax side: California taxes California-source income even after a household leaves. The Franchise Tax Board's residency guidance states that the gain on California real estate is taxable by California even when the property is sold after the seller has become a nonresident. A California home sold after the move still reports to California.
Breaking California residency: the practical steps
The Franchise Tax Board treats residency as a question of where a person has the closest connections. Its Publication 1031 states that the strength of the ties matters more than their number, that no single factor decides the question, and that a person who spends more than nine months of a year in California is presumed to be a resident. The steps below follow the factors the publication lists.
The principal residence, the spouse and children, and the place a household returns to between trips are weighed heavily. A Tennessee home that is lived in, with the household actually there, carries more weight than a second address that is visited.
Tennessee driver's licenses, Tennessee voter registration and Tennessee vehicle registration are all on the Franchise Tax Board's list of factors. Do these early and keep the confirmations.
Banks, medical providers, professional licenses, memberships, a religious or community home and a mailing address are all listed. A Tennessee bank and Tennessee medical providers are small steps with documentary value.
Track days in California on a calendar with supporting records. The nine-month presumption is measured in time, and a clean log answers the question before it is asked.
A household that moves mid-year generally files a part-year resident return, taxed as a California resident for the months before the move and as a nonresident on California-source income afterward. A CPA sets the move date and the return.
Rental property, a business with California operations and an employer based in California each keep a California tie. They can be managed, and a CPA should map them before closing on a Tennessee home.
Confirm with a CPA before acting
This section summarizes published Franchise Tax Board guidance for general information. It is not tax or legal advice. Residency disputes turn on the full set of facts, and a CPA experienced in California departures can review a household's specific situation. I am glad to introduce accountants who work with Williamson County relocations.
Prop 13 on one side, an assessment ratio on the other
California property tax starts at 1 percent of assessed value under Proposition 13, applied to the purchase price and allowed to rise by no more than 2 percent a year. Voter-approved bonds and special assessments such as Mello-Roos come on top and vary by parcel. Tennessee works differently: residential property is assessed at 25 percent of appraised value, and the tax rate is stated per $100 of that assessed value.
Williamson County reappraised in 2025 and set a certified county rate of $1.30 per $100 of assessed value, down from $1.88. Brentwood adds a city rate of $0.19 per $100, and Franklin adds $0.296 per $100, per the county's 2025 tax rate schedule and the City of Franklin. Franklin also has a Franklin Special School District tax area, which changes the county line for properties inside it, so the exact rate depends on the parcel.
| Illustrative bill on a $1.5M home | California | Brentwood | Franklin |
|---|---|---|---|
| Taxable base | $1,500,000 (purchase price) | $375,000 (25% of appraised) | $375,000 (25% of appraised) |
| Rate | 1% base, before bonds and assessments | $1.30 county + $0.19 city = $1.49 per $100 | $1.27 county + $0.296 city = $1.566 per $100 (outside the Franklin Special School District) |
| Annual tax | About $15,000 plus add-ons | About $5,588 | About $5,873 |
On these assumptions the Tennessee bill is roughly $9,100 to $9,400 a year lower than California's base 1 percent alone. Inside Franklin city limits the county rate is $1.27, because the city handles its own sanitation. Parcels inside the Franklin Special School District carry a county line of $1.7673, which puts the same home near $7,737. Tennessee also reassesses on a county schedule rather than capping growth annually, so a bill can move after a reappraisal, as it did in 2025.
Prop 19 and the basis question
Proposition 19 lets homeowners who are 55 or older, severely disabled, or victims of a wildfire or declared natural disaster carry a base year value to a replacement home, up to three times. The replacement home must be in California, and so must the original. A buyer leaving California cannot move a Prop 13 basis to Tennessee, so a long-held low basis is something the household gives up on the way out. Prop 19 also narrowed the parent-child exclusion for inherited California property, which is worth a conversation with a California attorney for anyone holding a family home there.
Medians, side by side
Tennessee figures below come from RealTracs data through Rechat for single-family homes, September 2026. California figures come from Redfin's published county medians for the three months ending August 2026 and cover all home types, so the two sets are close but not identical in method. Price per square foot carries the comparison more cleanly than price alone, which is why the last column applies it to a 3,500 square foot home.
| Market | Median sale price | Per sq ft | 3,500 sq ft at that rate |
|---|---|---|---|
| Franklin, TN | $885,000 (Sept) · $864,000 (12-month) | $326 (Sept) · $333 (12-month) | About $1.17M |
| Brentwood, TN | $1,418,125 (Sept) · $1,445,000 (12-month) | $360 (Sept) · $357 (12-month) | About $1.25M |
| Nashville area, TN | $500,000 (Sept) · $497,500 (12-month) | $240 (Sept) · $244 (12-month) | About $0.85M |
| Orange County, CA | About $1.22M | $681 | About $2.38M |
| San Diego County, CA | About $962,000 | $576 | About $2.02M |
| Los Angeles County, CA | About $922,000 | $589 | About $2.06M |
| Santa Clara County, CA | About $1.5M | $956 | About $3.35M |
| San Mateo County, CA | About $1.69M | About $1,040 | About $3.64M |
How to read the table
The 12-month figure is the median of the twelve monthly median sale prices from October 2025 through September 2026. The Nashville row uses the region Rechat labels Nashville, which covers the wider Nashville market and may differ from Davidson County alone. County medians in California blend coastal and inland submarkets, so a specific city can sit well above or below its county. For context, the California Association of Realtors reported a statewide median of $887,680 for July 2026.
The last column is arithmetic, not a quote: median price per square foot times 3,500. A listing's price depends on lot, finish and condition, and a comparable analysis on a specific property is the number that matters in an offer.
Market conditions give a buyer room to work. In September 2026 Franklin homes sold at 98.4 percent of list price and Brentwood homes at 93.8 percent, with active listings above their 12-month medians in both cities (402 in Franklin against 327, and 246 in Brentwood against 185). Median days on market were 28 in Franklin and 18 in Brentwood that month.
The lines that matter to a California budget
| Line | California | Tennessee |
|---|---|---|
| Homeowners insurance Average, $300,000 dwelling coverage | $2,040 a year | $3,096 a year |
| Regular gasoline AAA state average, October 7, 2026 | $6.36 a gallon | $3.98 a gallon |
| Electricity EIA average price, all sectors, 2024 | 27.04 cents per kWh | 10.90 cents per kWh |
| State sales tax | 7.25% base, plus district taxes | 7%, plus local tax up to 2.75% |
| Combined rate, Williamson County | Varies by city and district | 9.25% (7% state + 2.25% county) |
| Groceries | Most food exempt from sales tax | 4% state rate, plus local tax |
| Vehicle registration | $76 base fee plus 0.65% of vehicle value, plus other fees | Flat fee set by the state, plus county fees; not a percentage of value |
Insurance deserves a careful read. The Insurify averages above put Tennessee higher than California, which surprises many buyers. Two things sit behind the comparison. Tennessee's main claim drivers are wind and hail, so roof age and a percentage-based wind and hail deductible shape a quote more than they would on the coast. California averages reflect policies that exist, and a household in a wildfire-exposed area may find coverage hard to obtain or priced through the state's FAIR Plan, which an average does not show. The honest step is to get a Tennessee quote on the specific house before an offer, and I can connect buyers with independent agents who shop several carriers.
Sales tax runs the other way. Tennessee's combined rate in Williamson County is 9.25 percent on most purchases, and groceries carry the reduced 4 percent state rate plus local tax. A 2026 effort to eliminate the state grocery tax did not pass, so the 4 percent rate stands for now. For a household earning $400,000, the added sales tax is real but much smaller than the income tax difference in Section Two.
Utilities and fuel. The EIA figures cover all customer classes and do not isolate residential bills, but the gap between 27 and 11 cents per kilowatt hour is wide. Gasoline at $3.98 against $6.36 matters for a county where most households run two vehicles. Cars are part of daily life here, since Williamson County is not walkable in the urban sense outside a few downtown cores.
The weather, honestly, and the flights
Nashville's 1991 to 2020 normals put the July average high near 91 degrees Fahrenheit, with annual average relative humidity near 70 percent. January averages a high near 49 and a low near 30. Annual precipitation is about 50 inches, and snowfall averages under 5 inches a year, usually in January and February. Spring brings severe weather: a tornado crossed north of downtown Nashville on March 3, 2020. Ice storms occasionally interrupt winter. The humidity is a different experience from dry coastal heat, while spring and fall run long and green.
The hazard profile differs from California's. Wildfire exposure is low by comparison, and the New Madrid seismic zone sits in West Tennessee, far from Franklin. Weather alerts on a phone or a weather radio are a practical part of spring here.
Nonstop service from Nashville International Airport (BNA) reaches most large California airports. Scheduled flight times run from about four hours ten minutes to just over five hours depending on the route and direction.
| California airport | Nonstop carriers from BNA | Weekly departures | Flight time |
|---|---|---|---|
| Los Angeles (LAX) | Delta, Southwest, American | 40 | 4 hr 23 min to 4 hr 53 min |
| San Francisco (SFO) | United, Southwest | 23 | 4 hr 35 min to 5 hr 9 min |
| San Diego (SAN) | Southwest | 24 | 4 hr 10 min to 4 hr 40 min |
| Sacramento (SMF) | Southwest | 7 | 4 hr 35 min to 4 hr 55 min |
| San Jose (SJC) | Southwest | 7 | About 4 hr 35 min to 5 hr |

California names with an open door here
The question that follows many California buyers across the state line is a small one: whether the familiar places exist here. A few do. Both names below began in California and have restaurants open in the Nashville area today.
In-N-Out Burger opened its first Tennessee restaurants in December 2025, at Lebanon, Antioch and Murfreesboro. The company is also building an eastern territory office in Franklin's Berry Farms area, with a restaurant planned on site and no opening date published at the time of writing. The Cheesecake Factory, which began in Beverly Hills, runs a restaurant at CoolSprings Galleria in Franklin and two in Nashville.
A note on this list
The list is short on purpose. Each address above was checked against the company's own location finder or recent reporting, and anything that could not be confirmed as open was left off. Openings and closings move quickly, so a call before a trip is worthwhile.
Four kinds of housing, and where each one lives
Williamson County is a set of distinct communities, and the clearest way to choose among them is by housing stock and setting. The groupings below describe the property and the place. Each links to a full area guide with its own tax rate, zoning process and market data.
Historic and town-center living
Downtown Franklin has a preserved brick-sidewalk Main Street with restaurants, the Franklin Theatre and galleries, and homes that run from renovated craftsman and Victorian to colonial. 12 South in Nashville is a walkable restaurant corridor with a mix of older bungalows and newer infill. Davidson County uses Metro Nashville Public Schools and a different tax structure from Williamson County.

Larger lots, quiet streets
Brentwood's housing stock sits on larger lots than many Franklin subdivisions, with a median year built near 2001 and a 12-month median price of $1.445M. Farther south and west, Arrington, College Grove and Leiper's Fork offer acreage, rolling terrain and a rural pace, with wells, septic and longer drives to services to verify on each parcel.

Master-planned living
Westhaven in Franklin is a master-planned community with a town center, a golf course, pools and fitness facilities, managed through an HOA, a structure that will feel familiar to buyers from California planned communities. HOA dues, amenity access and architectural rules vary by section, so the documents deserve a close read before an offer.
Newer homes, current systems
Thompson's Station and Spring Hill, in the southern part of the county and across the Maury County line, carry much of the newer construction, with recent-build homes on current codes and builder warranties. Spring Hill straddles two counties, so the tax rate and school district depend on which side of the line a parcel sits. Arrington and Franklin's Berry Farms area add further new-build options.
A word on schools
Williamson County Schools serves Franklin, Brentwood and most of the county, and the Franklin Special School District serves kindergarten through eighth grade inside Franklin city limits. Assignment follows the specific address, and zone lines can change between school years. The district's InfoFinder lookup at wcs.edu confirms the schools for an address, and the State of Tennessee publishes a report card for each district and school. I confirm the zone for each address before an offer and leave the evaluation of schools to each household. Independent schools in the area include Battle Ground Academy, Currey Ingram Academy, Grace Christian Academy and New Hope Academy; tuition and admissions run through each school.
How a remote purchase works in practice
Out-of-state buyers are a regular part of the Williamson County market, and the process is built to run across distance. The steps below follow the order a purchase usually takes.
Decide whether California sale proceeds will fund the purchase, and when they arrive. Timing the Tennessee closing around a California escrow is the main scheduling variable, and a bridge arrangement or a contingency can cover a gap. National lenders work in Tennessee, and a letter from a lender known locally can add confidence in a competitive offer.
Live video walkthroughs narrow a list before anyone boards a plane. A good walkthrough covers what listing photos leave out: roof age and condition, lot grading and drainage, the street at different hours, window and finish condition up close, and the distance to the nearest daily errands.
A first trip to drive the areas, eat in them and spend an ordinary weekend here, then a second to tour a short list in person. With nonstop flights from LAX, SFO, SAN, SMF and SJC, a weekend trip is workable.
The Tennessee purchase agreement provides inspection and due diligence rights over a period set in the contract. Inspections for foundation, roof, HVAC, pool, septic and well, where they apply, can be scheduled in advance, with the inspector's report and photos sent by video or link. Wind and hail history on the roof deserves its own question.
Tennessee authorized remote online notarization effective July 1, 2019, and title companies in the area handle signing by video or with a mobile notary. Many buyers close without traveling, and others prefer to sign in person. Wire instructions should be confirmed by phone with the title company before any funds move.
California may require withholding on the sale of California real estate by a seller who has left the state, with exceptions that include a principal residence. The escrow officer and a CPA coordinate it. This is also the moment to start the residency steps in Section Two.
| Stage | Typical timing |
|---|---|
| Financing and equity planning | 4 to 8 weeks before touring |
| Video tours and first trip | 2 to 6 weeks |
| Offer to accepted contract | Days to 2 weeks, depending on negotiation |
| Contract to closing | About 30 to 45 days, set by the contract |
| Move and residency steps | Begin at closing; document each date |
Timing ranges reflect common practice for financed purchases and vary by lender, contract and property. A cash purchase can close faster.
On seasons: inventory in Williamson County rises in spring and thins in winter, which suits a buyer who wants the widest selection in March through May. A buyer who searches in fall or early winter faces less competition, and September 2026 data shows sellers accepting offers below list in Brentwood. For a household working around a school calendar, a January or February start, a contract by March or April and a close by June is a workable sequence.
